Service Overview
Commercial Floor Preparation for Sydney Projects
Resin Me Epoxy provides commercial concrete floor preparation across Greater Sydney for builders, flooring contractors, facility managers and property owners. The purpose of preparation is to leave the existing slab in an agreed condition for the flooring system that follows. This may be epoxy flooring, tiles, vinyl, polished concrete, grind and seal or another specified finish.
Preparation is scoped around the flooring system that follows. We review the accessible slab, existing coatings or residues, edges, high areas, repairs, site access and required handover condition before selecting the tooling and equipment.
Commercial Floor Preparation Services
- Diamond grinding and concrete surface profiling
- Removal of suitable coatings, paint, glue and adhesive residue
- Preparation for commercial epoxy flooring and resin coatings
- Preparation before tiles, vinyl and other specified flooring
- Edge and restricted-area preparation
- Localised high-spot reduction where included in the scope
- Industrial vacuuming and prepared-slab handover
Preparation-Only Subcontract Packages
Builders, estimators and flooring contractors can request a separate package covering agreed removal, grinding, accessible edges, cleaning and prepared-slab handover. Start with the site suburb, approximate m² and available photos or plans. Include the existing floor condition, flooring specification and timing if known. We will advise whether a site inspection or test area is needed. Additional technical details can follow after the initial enquiry.
For existing screed or toppings, see screed and levelling-compound removal. For existing floor residues, see adhesive and carpet glue removal, coating removal and rooftop and membrane preparation. A completed 2,000 m² Sydney CBD project included approximately 1,000 m² of glue removal alongside a separate scope grinding existing polished concrete.
For an elevated-access example, see our Campbelltown rooftop preparation project, which records crane access for a propane-powered grinder and a preparation-only handover to the next contractor.

Prepared for the next trade: 300 m² in Parramatta. At a Parramatta vehicle showroom, we mechanically ground and cleaned approximately 300 m² of concrete before handover to the tiling contractor. Three-phase planetary grinding, accessible edge work and dust-controlled extraction formed our preparation scope. See the concrete preparation and tiling handover.
Depending on the slab and written quotation, the work may include concrete grinding, coating removal, glue and adhesive removal, paint removal, weak-laitance removal, localised high-spot reduction, edge preparation and industrial vacuuming. Cracks, damaged concrete, moisture concerns and substantial levelling requirements are identified separately because they may require additional repair, testing or specialist treatment.
Mechanical preparation creates a clean and appropriately profiled surface for the next trade or coating system. It does not automatically make an uneven slab level, and it can expose older repairs, cracks, aggregate variation or contamination that was hidden by the previous floor finish. We explain the achievable result and any additional work before proceeding.
Concrete Preparation Before Vinyl, Tiles and Epoxy
Before vinyl and other resilient flooring
Adhesive residue and local high spots can affect the next installation. We scope agreed removal, grinding, accessible edges and vacuuming with your flooring contractor. Confirm the required smoothness, flatness, moisture testing and any smoothing or levelling compound before handover; grinding alone does not resolve every substrate issue. See our carpet glue and adhesive removal service for existing residues.
Before tile installation
Send the tile installer’s substrate requirements and tell us whether screed, waterproofing or tile adhesive follows our work. The quotation confirms the removal, grinding, accessible edges and cleaning included, with additional repairs or levelling identified separately. Agree who will protect the prepared slab until the next trade starts.
Before epoxy or resin coatings
Tell us the nominated coating system and its preparation requirements. Existing coatings, surface treatments and the required surface profile affect the scope and tooling. We can quote preparation-only work for your coating installer, including existing epoxy and coating removal where required. Coating installation is separate unless included in the written quotation.
Preparation for Large, Open Warehouse Floors
Open warehouse and factory floors are a priority for our preparation-only work. We plan machinery access, clear working zones, available power, dust extraction and handover around the agreed programme. Tell us whether the floor will be empty or occupied, whether racking or machinery will remain, and whether work needs to be staged.
Our 1,500 m² Campbelltown warehouse project shows a preparation-only handover before the owner's team installed epoxy. Each new project is assessed on its own floor condition, access and specification.
Curing-compound removal before flooring or coatings
Curing compounds, sealers and other surface treatments can interfere with the bond of the next flooring product. Where removal is required, we assess mechanical preparation against the nominated adhesive, coating or membrane system. Send the product details if known, approximate floor area, photos and required timing so the removal scope can be confirmed.
For a documented sealer-removal example, see our 1,350 m² Parramatta tennis-court preparation project. The scope covered concrete sealer removal and mechanical preparation for the next surfacing stage. For related removal scopes, see concrete paint and sealer removal.
Our Floor Preparation Process
01 — Site and Substrate Review
We assess the accessible concrete, existing floor finish, contamination, edges, services, access restrictions and the flooring system planned for the area.
02 — Confirm the Required Surface
The preparation method is matched to the written specification or the requirements supplied by the builder, flooring contractor or coating manufacturer. Where the final system is not yet selected, we confirm what information is needed before work begins.
03 — Mechanical Removal and Grinding
Commercial grinding equipment, appropriate diamond or removal tooling and connected dust extraction are used to remove the agreed surface material and prepare the slab in controlled passes.
04 — Edges and Detail Areas
Accessible perimeters, columns, doorways and areas outside the reach of the main grinder are treated with suitable smaller equipment where they form part of the quotation.
05 — Cleaning and Handover
The prepared area is industrially vacuumed and reviewed against the agreed scope. Any newly exposed defects or additional work are documented for the responsible project contact.
Floor Preparation for Commercial Environments
We prepare concrete floors in warehouses, workshops, retail fit-outs, offices, schools, strata properties, construction projects and other commercial facilities. Work sequencing can be coordinated with other trades so the prepared slab is protected and the next installation stage can begin efficiently.
For coating-system installation after preparation, see our commercial epoxy flooring service. For projects focused on heavy surface reduction or large-area grinding, see commercial concrete grinding.
Commercial Preparation and Repeat Work
We assess commercial projects individually, including open warehouse floors, staged fit-outs and localised preparation. Send your scope for assessment; floor condition, required preparation, machinery access and programme determine the quotation.
Clear scopes, repeat mobilisation and coordinated access support efficient delivery for builders and flooring contractors. Each package is quoted against the preparation requirements, site conditions, programme and agreed handover.
What to Send for a Preparation-Only Quote
Send the information you have available. Filip Plesko reviews the scope directly and confirms what else is needed before equipment selection, mobilisation and a written quotation.
- Site and area: suburb, approximate m², plans or photographs, and whether the work is staged.
- Existing floor: the coating, glue, adhesive or topping to be removed, plus any known repairs or contamination.
- Next flooring system: the nominated finish and any supplied surface-profile or flatness requirements.
- Access and power: machinery routes, lifts or loading restrictions, available site power and occupied areas.
- Inclusions: edges, high spots, agreed repairs, waste handling and who will protect the prepared slab.
- Programme: proposed start, working-hour restrictions and the handover date needed by the next trade.
For equipment and mobilisation information, see our commercial preparation capability. Our pricing guide provides indicative budget guidance; the written quotation confirms the site-specific scope and GST.
Does preparation include the new flooring?
A preparation-only package covers the agreed removal and preparation scope. Installation of the final floor is separate unless expressly included in the written quotation. Before work starts, we confirm the handover requirements and responsibilities for moisture testing, further levelling and protection of the slab.
What happens at handover?
We industrially vacuum the prepared area, inspect it against the agreed scope and identify newly exposed defects for the responsible project contact. The incoming flooring contractor can then review the slab against the requirements of their specified system.
