What Sydney builders and flooring contractors should include in a preparation-only scope, from removal and access to quotation details and handover.
A commercial preparation-only package covers the removal and mechanical preparation agreed in the quotation, then cleaning, inspection and handover for the next trade. It can include concrete grinding, adhesive or coating removal, accessible edges and local repairs where specified. The new flooring, broader levelling work and testing responsibilities must be confirmed separately.
Resin Me Epoxy provides these packages across Greater Sydney and surrounding areas, with availability confirmed for each project. Builders, estimators, flooring contractors and facilities teams deal directly with owner Filip Plesko for scope review, equipment selection, mobilisation and delivery. This guide explains what to send for a useful quotation and how to agree the handover before work begins.
The preparation method should suit both the existing concrete and the flooring system that follows. Glue removal, coating removal, high-spot reduction and profiling for a new coating are different tasks. Existing contamination, soft toppings, patch repairs and variable concrete hardness can also change the tooling and number of passes required.
Before quoting, Resin Me Epoxy reviews the visible condition of the slab, site access and the required handover. Where the surface is uncertain, a test grind can help identify coating thickness, adhesive behaviour, concrete hardness and the likely production rate. It may confirm the initial approach or show that the quotation needs to change.
List the materials known to be on the slab and identify any areas that have already been tested. Carpet adhesive, tile glue, epoxy coatings, paint, levelling compounds and waterproofing residues respond differently to mechanical preparation. Some floors contain more than one layer.
For commercial carpet-glue removal, bulk adhesive may first be reduced with suitable tooling before the slab is refined to the agreed condition. See our glue and adhesive removal service and the 2,000 m² Sydney CBD floor-preparation project for relevant examples.
Surface preparation does not automatically mean the slab will be level. Grinding can reduce accessible high spots, remove surface materials and produce a profile, but the achievable result depends on slab thickness, reinforcement, edges, thresholds and the required tolerances.
If levelling is part of the scope, identify the affected areas and the required datum or tolerance before work begins. Our commercial concrete grinding service explains the main grinding applications. For broader substrate planning, see commercial concrete floor preparation.
Provide the approximate total area and mark separate work zones on a plan where possible. Identify columns, plinths, fixed equipment, narrow rooms, doorways, perimeter details and sections that the main grinder cannot reach. These areas usually require smaller grinding equipment and additional labour.
Clarify whether the quoted area includes edges, joints, thresholds, ramps and local repairs. A usable scope distinguishes large open production areas from detailed or restricted work instead of treating every square metre as identical.
Large grinders and dust extractors require a practical route from the unloading point to the work area. Check door widths, ramps, lifts, suspended slabs, loading restrictions and changes in floor level. Confirm the available electrical supply, distribution-board location and lead routes. Propane-powered equipment still requires a site-specific assessment, and compatible dust extraction may require electrical power.
Dry concrete grinding should be planned with suitable industrial dust extraction, sealed collection methods and site controls. Occupied areas, air movement, alarms, isolation zones and other trades can affect the setup. Grinding can be dust-controlled, but it should not be described as completely dust-free.
Review our equipment and project capacity for information about commercial grinders, H-Class extraction, three-phase power and multi-machine mobilisation.
Confirm when the area will be clear, whether other trades will be working nearby and who is responsible for removing loose materials or movable equipment. Allow time for setup, detailed edge work, consumable changes, cleaning and inspection—not only the main production passes.
A useful handover description may state that a specified coating or adhesive is to be mechanically removed and the concrete left clean and prepared for inspection by the following flooring contractor. Avoid promising a perfectly flat, blemish-free or coating-ready slab unless measurable acceptance criteria and the full remedial scope have been agreed.
Providing this information helps the contractor select suitable equipment, clarify exclusions and price the work around the actual site conditions. Published rates can be reviewed in our commercial concrete grinding cost guide, but the final quotation remains site-specific.
A short initial enquiry is enough to start the discussion. Send the details you have rather than waiting for every technical item to be finalised:
We need preparation-only work at [site suburb] across approximately [area] m². The existing surface is [adhesive, coating or topping], and [vinyl, tiles, epoxy or other finish] is planned next. Our required handover date is [date]. Access is via [ground-level doorway, ramp or lift], and available power is [known supply or to be confirmed]. Please review the attached plans and photos and advise what is needed to confirm the scope and quotation.
Include the flooring contractor’s requirements if available. For package details, see our commercial floor-preparation service.
Yes. Send the known area, existing surface, site access and programme first. Identify any outstanding flooring requirements so the quotation can state its assumptions and what must be confirmed before work starts.
Show them on the plan and ask the quotation to identify their treatment. Perimeters, columns, thresholds and restricted areas can require separate equipment and labour, so the total m² alone does not describe the work.
Agree the required condition with the responsible project contact and incoming installer before preparation. Our handover is assessed against the agreed scope; the next contractor reviews the slab against their specified flooring system.
Newly exposed defects are identified for the responsible project contact. Repairs or further treatment outside the agreed scope need assessment and agreement before that additional work proceeds.
Staged work can be assessed during scope review. Mark each zone, access route and required handover date, and identify ongoing operations or other trades. Mobilisation, isolation and protection of completed areas must be included in the planning.
